Being on a 60’ft wide lot, the Zoning setbacks would restrict its width and allowable floor area. Therefore we had to create various room heights and spaces to make the home feel larger than it really is. Balconies and cantilevered porches provide access to the outside while breaking up the horizontal planes.

Its open central staircase provides immediate access to all areas of the house. The mudroom and powder room are tucked away keeping the day to day items out of sight. The rear of the house provides multiple views and exits from the living, kitchen and eat in area leading to the rear yard oasis while completely blending with the outdoors. It’s something different from the 3 room across the back design, yet it provides the entertainment space our clients so desired.

The great room is spectacular with 14’ ceilings, its own fireplace and a 16’ wide by 10’ high windows. The formal dining room with its 12’ ceilings, large corner window and sleek fireplace is separated from the rest of the main floor through a large butler’s pantry with its own sink, wine fridge and warming oven. The entire right side of the second floor is dedicated to the master retreat with its own view to the backyard, built-in make-up counter and stunning walk-in closet and . The second floor laundry is an added convenience off of the large upper foyer with views directly down to the finished basement foyer via an open u shaped stair case which allows for a large gallery wall to show off the client’s oversized artwork.

Through collaboration, guidance and some tough love through the process we have come up with a house the homeowners felt invested in, one they absolutely love, with strong character that enriches the neighbourhood.
